The buyers, Nestor Heredia Gurrola and Horalia Anaya Cruz, paid $750,000 for a 2,000 square foot building constructed in 1969. The purchase was made by their company Northwest Lands. Their accounting firm, Grupo Contable, which was set up in 2017, will move into the remodeled space. Local contractor Redwood Construction of Albany has been hired for the renovation, and the new office is expected to open in May or June of next year.
The purchase turns a long-standing medical office into a commercial office for a small business. The building at 4747 River Road N. had served as a chiropractic clinic for decades and was most recently operated by Dr. Herbert Freeman, who held an Oregon license from 1965 until retirement in 2023. Converting the site for accounting services keeps the property in active use and places the firm close to its current business address.
The building sits near the couple’s existing place of work, offering convenience for staff and clients who already know the area. Built in 1969, the structure totals about 2,000 square feet. The size and layout of the former clinic are expected to be adapted for office use during the remodeling work.
The couple used a newly created entity, Northwest Lands, to complete the purchase in March. The recorded sale price was $750,000. Grupo Contable, their accounting firm created in 2017, will operate from the site once renovations finish.
Redwood Construction of Albany has been contracted to remodel the building for office use. Work is underway with the goal of opening the new office in May or June of next year. The renovation will adapt the former clinic layout to meet office needs, likely including reception space, private work areas, and client meeting rooms.
The site was previously a chiropractic clinic operated by Dr. Herbert Freeman. Dr. Freeman was licensed in Oregon from 1965 until retirement in 2023, and the building served patients for many years before the sale.
The change from a medical clinic to an accounting office represents a shift in local services at that address but keeps the building active. The owners live and work nearby, and the conversion is intended to support their growing firm while maintaining a professional presence along River Road.
